  Active Adult Communities FAQs
Phoebe Terrace | Phoebe Berks Village | Wyncote Church Home

Our three active adult communities are specially designed to promote maximum comfort and independence.

Q. How many communities does Phoebe Ministries provide and where are they located?

A. Phoebe operates three continuing care retirement communities: Phoebe Terrace in the west end of Allentown, Phoebe Berks Village in Wernersville and Wyncote Church Home in Montgomery County.

Q. What accommodations are available?

A. Efficiency, one-bedroom and two-bedroom apartments. Phoebe Terrace has 88 apartments. Phoebe Berks Village offers 194 apartments, as well as 37 cottages. Wyncote Church Home features 25 apartments.

Q. Do I have to pay an entrance fee?

A. Phoebe Terrace offers two plans that require an initial investment to become a resident, as well as one plan that requires only a security deposit.

Phoebe Berks Village does require an initial investment to become a resident. The amount of the purchase depends on the size of the unit selected.

At Wyncote Church Home the rates vary slightly with size of apartment.

Q. Is there a monthly fee?

A. Yes. Residents are charged a monthly maintenance fee based on the type of apartment selected and the number of people living in the apartment.

Q. What services are included?

A. Housekeeping, linen service and some meals are included in the monthly fee. Routine costs such as general repairs and maintenance, taxes, grounds keeping and snow removal are also covered in the monthly fee.

At Wyncote Church Home, daily fees include the main meal of the day, weekly housekeeping, heating and air-conditioning. Other services and meals may be purchased by the month.

Q. Are healthcare services provided?

A. Many healthcare services are provided directly in the wellness centers of our active adult communities. These include physician services, podiatry and massage therapy. Residents may also receive additional healthcare and rehabilitation services at the nursing and rehabilitation center or healthcare center. Staff members help to coordinate these healthcare services.

What are the relationships between the active adult communities and Phoebe's other communities?

A. The active adult communities are located within Phoebe campuses. Also located on the Allentown campus is:

  • Phoebe Apartments
  • Phoebe Home Nursing and Rehabilitation Center
  • The David A. Miller Assisted Living Community
Also located on the Wernersville campus is:
  • Phoebe Berks Village Commons, an assisted living community
  • Phoebe Berks Village Health Care Center
Also located on the Wyncote Campus is:
  • Wyncote Church Home, skilled nursing care

Once you become a resident of the community you may move among the various levels of care based on your needs.

Q. Will I receive care in the Nursing and Rehabilitation/Health Care Centers if I need it?

A. Every effort is made to provide residents of our active adult communities with admission to the Phoebe nursing community where they reside. Should accommodations not be available, you would be admitted to the nearest Phoebe facility or we would assist you in finding services from another nursing facility until a room becomes available.

Q. Will I be able to keep my automobile?

A. Yes. Residents are encouraged to keep their automobiles. Parking facilities are provided. The cottages at Phoebe Berks Village have garages.

Q. Is other transportation available?

A. Phoebe Terrace, Phoebe Berks Village and Wyncote Church Home operate buses which are used to transport residents to doctor appointments and social and cultural activities. Additionally, the public bus system, BARTA, stops at Phoebe Berks Village.

Q. How long do I have to move into my apartment or cottage after I select one?

A. We encourage you to move into your apartment within 60 days of signing your Residence Agreement.

Q. Can I bring my pet?

A. Residents moving into Phoebe Berks Village or Phoebe Terrace may keep a cat or dog as long as they are within a certain size. When the pet dies, the resident may not replace it.

Q. I'm not sure whether I can afford to move into a cottage or apartment. How will I know for sure?

A. Our admissions and finance staff will work with you to review your personal financial situation. If you currently own your home, many expenses you incur, such as real estate taxes and home maintenance and repairs, will be included in your monthly service fee. After reviewing your personal financial situation, we will advise you of your options.

Q. Will the monthly service fee be increased?

A. To maintain the quality of our communities and the services we offer, it may be necessary to raise our fees. Residents are provided adequate notice prior to the adjustment of fees.

Q. If my spouse requires long-term care in Phoebe's Nursing and Rehabilitation Centers or Phoebe's assisted living facilities, can I remain in my apartment?

A. You may either maintain your present living unit with the monthly service fee adjusted for single occupancy or may move to another accommodation more suited to your modified needs when available.
